The typical home value is up nearly 39 percent year over year, even as the current median list price is only modestly higher, rising about 5 percent. This gap suggests sellers have raised prices over the past year, but asking prices have cooled recently.
In the latest three-month window, inventory and supply have shifted noticeably. Active listings are down about 13 percent from last year, yet months of supply has climbed sharply to roughly 6.9 months, moving the market toward more balanced conditions despite still being labeled a seller’s market. Homes are taking much longer to sell than a year ago, with the median days on market jumping to around 86 days.
Sales activity has been mixed in Mercer over this rolling period. Homes sold are down more than 40 percent year over year, and the share of properties selling above list price has slipped to about 17 percent, while the average sale-to-list ratio sits just over 97 percent. At the same time, new and pending listings are only slightly below last year, hinting that buyers and sellers are still active but moving more carefully.
