Despite slower conditions, half of recent sales closed above the asking price and the average sale-to-list ratio is still right around 100 percent.
Homes are taking far longer to sell than they did a year ago, with the median days on market jumping to about 65 in the current rolling period. New and pending listings have both fallen more than 35 percent year over year, reinforcing that Millheim is seeing fewer closings even as inventory sits longer.
