Millheim’s rolling three-month data shows home values edging higher over the past year. The typical home value is up about 2 percent year over year, while the median list price has risen a bit more, by just over 3 percent. At the same time, the number of homes sold in this period has dropped sharply, falling by roughly two-thirds compared with a year ago.

Current inventory has shifted noticeably in this latest three-month window. Months of supply has expanded to about 9.6 months, a dramatic increase from a year earlier, and active listings are down about 24 percent year over year, leaving only nine properties on the market. Despite slower conditions, half of recent sales closed above the asking price and the average sale-to-list ratio is still right around 100 percent.

Homes are taking far longer to sell than they did a year ago, with the median days on market jumping to about 65 in the current rolling period. New and pending listings have both fallen more than 35 percent year over year, reinforcing that Millheim is seeing fewer closings even as inventory sits longer.
