Kensington’s rolling three-month data through May 2026 shows home values rising solidly compared with a year ago. The typical home value is up about 18% year over year, while the broader Philadelphia market is seeing much slower appreciation. At the same time, median list prices have fallen nearly 20% from last year, suggesting sellers are pricing more aggressively even as values climb.
