Active listings over the latest rolling three-month period are down nearly a third from a year ago, yet new listings are up more than 30 percent, bringing 26 homes to choose from. At the same time, pending sales have dropped by roughly 46 percent year over year, and closed sales are down about 34 percent, signaling slower contract flow.
Prices are edging higher despite that softer demand. The typical home value in this rolling three-month window is up about 8 percent from a year earlier, and median list prices have climbed nearly 10 percent year over year. Compared with the broader Philadelphia market, Penn's Landing remains more expensive, with local values well above the citywide median sale price, while also carrying more supply at 6.3 months versus 4.5 months across the city.
Conditions have clearly shifted toward a calmer environment for negotiations. Months of supply have roughly tripled from a year ago and the share of homes selling above list has fallen to zero, while the average sale-to-list ratio has slipped to about 97 percent. Homes are also taking much longer to sell, with median days on market soaring compared with last year, and only about 12 percent going off market within two weeks.
