Homes sold are down more than 50 percent from a year ago, while active listings are roughly flat. Compared with Pennsylvania overall, local prices sit well below the state’s median sale price, but inventory is much higher relative to demand.

Months of supply has expanded to about 6.5, a level that suggests more balance than the statewide figure, even though the market gauge still leans toward sellers.
