Year-over-year, Zion’s rolling three-month data points to strong price growth, with the typical home value up more than 60 percent. At the same time, the median list price is up about 13 percent from a year ago, highlighting sellers’ confidence even as asking prices lag slightly behind sale prices.

Looking at activity levels, homes sold in this rolling period are up well over 100 percent compared to last year, while pending sales have also risen. However, new listings are down roughly 19 percent, so more closings are happening despite fewer fresh properties coming to market.

In the latest three-month view, inventory remains tight with only 0.9 months of supply, and about half of homes are going off market within two weeks even though the median days on market is 64. With homes still selling at about 99 percent of list price, Zion is classified as a seller’s market, yet buyers who are prepared and well-advised can still compete effectively.
