Dorchester County home values in April 2026 were up modestly from a year earlier, with the typical sale price rising about 2 percent. Sales activity grew more quickly, as homes sold jumped roughly 19 percent year over year and pending sales climbed about 29 percent. Inventory also expanded, with active listings up nearly 14 percent compared with the same month last year.

Looking at the latest monthly snapshot, buyers saw more choices, with 1,622 active listings and 478 new listings coming to market in April. Homes are moving more briskly than last year, as the median days on market fell to 69 days and is down sharply year over year, while the share of homes selling above list price held around 15 percent.

Conditions lean toward sellers but are less tight than in the recent past, with months of supply at 4.1 in Dorchester County compared with 5 months across South Carolina as a whole. Prices in the county also sit somewhat higher than the state median, highlighting its relatively strong demand. With an average sale-to-list ratio near 99 percent, most sellers are landing offers close to their asking price while buyers still have growing inventory to consider.
