Charleston’s rolling three-month data through May 2026 shows home values up compared with a year earlier, with the typical home value rising about 6 percent year over year. Listing prices have moved in a similar direction, climbing just over 5 percent from last year, signaling steady appreciation rather than rapid spikes.

In this latest period, inventory has expanded, with active listings up nearly 12 percent from a year ago and months of supply rising more than 40 percent to around four months. Even with more choices, buyer activity has kept pace, as homes sold are up over 7 percent year over year and pending sales have jumped nearly 15 percent.

Selling conditions have shifted from the peak of recent years, with only about 10 percent of homes selling above list price compared with much higher shares in 2023 and 2024. Homes are taking longer to sell year over year, reflected in a higher median days on market, yet the market gauge still classifies Charleston as a seller’s market.
