Year over year, Berkeley County’s typical home value in May dipped a bit, and the median list price fell by a similar small margin, signaling slightly softer pricing than last spring. Inventory moved in the opposite direction, with active listings rising compared to a year ago and months of supply climbing more than 50 percent, pointing to more options and a less heated pace. Homes are also taking much longer to sell than last May, with median days on market up sharply even as the share of sales closing above list price inched higher.

At the same time, active listings grew month over month, while homes sold jumped more than 16 percent, indicating that demand is still present even as prices adjust. New listings ticked up slightly, and pending sales pulled back from the previous month, suggesting some buyers are taking more time to commit.

Current conditions reflect a neutral market overall, with about 3.8 months of supply in Berkeley County compared to 4.7 months statewide in South Carolina. The typical home value here sits above the state median, and the average sale-to-list ratio is essentially at 99 percent, showing that final sale prices are closely aligned with asking prices.
