Year over year, Inman’s rolling three-month data shows home values and seller expectations have risen sharply, with the typical home value up about 29 percent and the median list price up nearly 37 percent. At the same time, inventory has grown, as active listings are up around 11 percent from a year ago, giving buyers more options even as prices climb.

Looking at the latest rolling three-month period ending in April 2026, buyers are seeing a median list price of roughly $396,500 and a typical home value near $339,800. Homes are taking longer to move, with a median of 133 days on market and about 4.5 months of supply, signaling conditions that are less frenzied than in prior years.

Demand remains present but more measured, with homes sold up about 16 percent year over year while pending sales have dipped compared with last year. A growing share of homes, around 12 percent, is still selling above list price and the average sale-to-list ratio is close to 99 percent, indicating sellers can achieve prices near their asking levels.
