February’s finalized data reported the typical value of a home in the city to be $2,100,000—up 15.86% over the previous 12 months. For comparison, county-level data pegged home values at $600,000 in Charleston County for the most recent reporting period. That number is expected to float around $573,750 in March.
Isle of Palms had 26 new listings and 22 listings that went under contract in February, increasing the area’s total available inventory to 93—up 6.9% from the previous month. Inventory is projected to have further increased in March.
Of those 93 active listings, 16.13% reduced their price in the month of February. The median listing price for homes in Isle of Palms fell 7.21% from January to February, bringing the current median listing price to $1,762,500. Based on projected data for March, listing prices may continue to fall.
