Pricing is adjusting as this activity flows through the market, with the typical home value at $359,500, down about 6.62 percent from last year and 19.21 percent month over month. Sellers, however, are still aiming higher with a median list price of $525,000, and projections show that list price inching up to about $532,500 next month even as the projected typical home value dips toward $316,750.

Homes are taking time to sell at a median of 118 days on market, though that pace has improved by roughly 32.57 percent since last month and nearly 28.92 percent over the year. About 26.67 percent of listings have seen a price drop, only 11.11 percent of recent sales closed above list price, and the average sale-to-list ratio sits near 0.97.
