Year-over-year, Beaufort’s rolling three-month numbers show prices holding relatively steady while conditions shift under the surface. The typical home value is down slightly, about 1 percent from a year ago, and the median list price has dipped by a similar margin. Even with those modest price changes, homes are taking much longer to sell than last spring, with median days on market up sharply to 71.

Inventory and activity trends point to a cooler pace than last year. Active listings are slightly lower year over year, yet homes sold over the rolling three-month period have dropped by about one-fifth and new listings are down more than 20 percent. Months of supply has roughly doubled compared with a year ago, reaching 5.7 months, which is closer to a balanced environment than Beaufort has seen in recent springs.

Recent month-to-month data suggests the market is adjusting rather than stalling. Closed sales over the latest rolling period jumped more than 40 percent from the prior three months, and pending sales also moved higher, even as new listings pulled back. Very few properties are commanding bidding wars now, with only about 2.5 percent selling above list and the average sale-to-list ratio sitting just under 97 percent.
