Inventory in Marlboro County has expanded while sales activity has cooled. Active listings are up nearly 19 percent from last month and about 8 percent year over year, yet homes sold have dropped roughly 62 percent compared to a year ago, underscoring a slower pace than the broader South Carolina market where months of supply sits at 4.7.

Contract flow shows mixed signals as new listings climbed about 37 percent year over year while pending sales are down nearly 20 percent over the same period. With months of supply at 9.4, more than double the state’s level, buyers have more options and negotiating power even as the number of properties going under contract has pulled back.

Pricing is adjusting to these conditions, with the typical home value around $119,600, down about 20 percent from last year and roughly one-third from April alone. Homes are still taking time to sell at a median of 70 days on market, but that is a sharp improvement from earlier in the year when listings often sat much longer.
