With new listings up nearly 13 percent from a year ago but pending sales down just over 6 percent, shoppers are seeing more choices and sellers are facing a bit more competition.
Prices are adjusting to this shift, as the typical home value of about $418,000 is down 5 percent from last month but still more than 7 percent higher than a year ago. Compared with the broader North Myrtle Beach area, where typical values are closer to $390,000 and down about 6 percent year over year, Ocean Drive Beach is holding onto stronger annual gains even as values ease month to month.
Homes are taking longer to sell, with the median days on market at 152, up about 26 percent from last month and 46 percent from last year, and only about 6 percent of sales closing above list price with an average sale-to-list ratio near 0.96.
