Year over year, typical home values in York County have dipped slightly, down about 1 percent, even as the state overall has inched higher. Inventory has grown, with active listings up a bit more than 8 percent from last May and months of supply jumping roughly 48 percent to 3.8. Homes sold are down about 5 percent compared with a year ago, suggesting more choice but a bit less urgency than before.

In the most recent month of May 2026, the typical home value is about $424,000 and the median list price is roughly $450,000, both rising compared with April. Active listings climbed to 2,160, while pending sales jumped more than 11 percent month over month to 542, showing that many buyers are still moving forward despite the added inventory.

Homes are taking longer to sell than they did a year ago, with the median time on market at 59 days and far higher than last May, though it has been relatively stable in recent months. Only about 16 percent of homes closed above list price and the average sale-to-list ratio is just under 99 percent, which often points to more negotiation room.
