Tega Cay’s rolling three-month data shows more homes for buyers to consider, with active listings slightly lower than a year ago but up from early spring. Months of supply has more than doubled year over year to about five and a half months, signaling a shift toward better balance. At the same time, homes are taking much longer to sell than a year ago, with median days on market now in the mid-60s.

Contract activity is softer than last year, as homes sold and pending sales are both down by close to one-fifth on a year-over-year basis. Even with that cooling, a meaningful share of properties still go under contract quickly, with just over 40 percent coming off the market within two weeks.

Prices are holding fairly steady in this environment. Typical home values are down only slightly compared with a year ago, and the median list price is roughly flat year over year even as inventory has opened up. Sellers are still achieving close to full asking price, with the average sale-to-list ratio just under 100 percent and nearly one in five sales closing above list.
