Rapid City’s housing market has shifted upward over the past year in this rolling three-month view. Typical home values are up a few percent year over year, and median list prices have risen more strongly, indicating sellers are testing higher price points. Buyer activity has also strengthened, with homes sold rising nearly 15 percent and pending sales jumping by more than a third compared with a year ago.
In the latest period ending in September 2026, the typical home value is about $370,000, while the median list price sits slightly lower at around $361,000. Homes are spending about 61 days on the market, which is roughly two weeks faster than a year earlier, signaling that well-priced properties are still finding buyers relatively quickly.
Inventory has inched up, with active listings just over 760 and new listings up more than 13 percent year over year, giving shoppers more options than last fall. Even with more choices, supply is still limited, at under four months of inventory, and about 22 percent of homes are selling above list price, with sale-to-list ratios near 98 percent.
