Alamo currently leans toward sellers, with a seller’s market gauge and just 3.2 months of supply in this rolling three-month view through May 2026. Inventory is relatively limited at 16 active listings, helping support prices. A modest share of homes going off market within two weeks, at about a quarter, also reflects steady buyer interest.

Home values have climbed sharply over the past year, with the typical sale price up nearly 64 percent year over year in this rolling period. List prices are also higher than a year ago, rising a little more than 21 percent, which shows sellers responding to stronger pricing power. Even with these gains, the average sale-to-list ratio sits just under 94 percent and only about 17 percent of homes sell above list, indicating buyers still have some room to negotiate.

Sales activity has cooled compared with last year even as demand shows up in contracts. Homes sold are down nearly half year over year in the rolling window, yet pending sales have more than doubled and new listings are up strongly, suggesting more transactions are in the pipeline. At the same time, typical days on market have lengthened significantly to around three months, reflecting a more deliberate pace for many deals.
