Inventory and contract activity in Charlotte have shifted noticeably in this rolling three-month view through June 2026. Active listings are down compared with a year ago, yet months of supply has jumped sharply to 9.5 months, signaling conditions that favor buyers. At the same time, pending sales have fallen steeply year over year, and homes are taking much longer to go under contract, with the median days on market now at 119.

Pricing has moved in a different direction than sales pace. The typical home value over the rolling three-month period is up strongly from a year earlier, rising more than 50 percent, even as the median list price is down year over year. Very few properties are closing above asking, and the average sale-to-list ratio sits just under 100 percent, indicating that most sellers are negotiating somewhat off their original price rather than seeing bidding wars.

Looking back over the historical data, Charlotte has transitioned from much tighter conditions in 2023 and early 2024 to today’s clear buyer’s market. Sales volume has cooled compared with prior years, while new listings have grown modestly, contributing to the higher available supply. With longer marketing times and a wide gap between list and sale dynamics, both pricing strategy and timing matter more now.
