Cumberland County currently tilts toward buyers, with conditions rated as a buyer’s market. Inventory has built to about six and a half months of supply, which is higher than the statewide level. Homes are also taking a median of about three months to sell, signaling that buyers have time to compare options.

Prices, however, are still pushing upward. The typical home value is up nearly 18 percent from a year ago and sits above the Tennessee median. At the same time, the median list price is down slightly year over year, suggesting sellers may be adjusting their expectations to meet buyers where they are. Only about 4 percent of homes are closing above the asking price, and the average sale-to-list ratio has edged below 96 percent, both signs that bidding wars are limited.

Sales activity reflects a mixed picture of demand and supply. Homes sold in July increased more than 11 percent compared with last year, even as new listings fell by roughly 18 percent over the same period and active listings rose. Pending sales are roughly flat year over year, reinforcing the sense of a steady but not overheated market.
