Cumberland County currently sits in a neutral market, with conditions not clearly favoring buyers or sellers. Months of supply has reached 8.1, well above Tennessee’s 5.3 months, pointing to more options for shoppers. At the same time, prices and selling patterns show that desirable homes can still draw solid interest.

Home values have softened over the past year, with the typical sale price down nearly 10 percent year over year and just over 3 percent in the last month. Listings, on the other hand, have grown, with active inventory up more than 21 percent and new listings up over 27 percent compared to a year ago, giving buyers more to choose from. Homes are taking much longer to sell, with the median days on market stretching to 140 days, while only about 4 percent of properties are closing above list price and the average sale-to-list ratio hovering near 96 percent.

Homes sold in April fell more than 10 percent from a year ago, even as pending sales ticked up slightly and inventory continued to build.
