Year over year, Henry County’s typical home value has risen by about 19 percent, even as the wider Tennessee market is essentially flat. At the same time, the median list price here is down nearly 18 percent from a year ago, suggesting sellers are pricing more aggressively despite those value gains. Inventory has also grown, with active listings up about 16 percent compared with last April.

Looking at the latest monthly snapshot for April 2026, buyer activity picked up, with homes sold up slightly from last year and pending sales jumping more than 30 percent year over year. New listings climbed more than 40 percent from a year ago, adding options for shoppers while still supporting a seller-leaning market.

Conditions on the ground show a mixed pace. Homes are taking longer to sell than a year ago, with the median days on market at 104, and only about 4 percent of properties selling above list price, helped by an average sale-to-list ratio around 93 percent. Supply sits at roughly six months, higher than the Tennessee average of 5.3 months, yet the area is still characterized as a seller’s market.
