Recent rolling three-month data for Downtown Jackson shows some sharp month-to-month adjustments. The typical home value surged compared with the prior three-month period, while months of supply dropped by more than half to 10.4, signaling a shift toward better balance even though inventory is still ample.

Listing activity and sales are also moving in different directions. New listings fell about a quarter month over month, yet homes sold climbed by 60 percent and pending sales rose 40 percent. Homes are taking longer to sell, with the median days on market increasing to 124.

From a year-over-year perspective, prices in Downtown Jackson are down more than 20 percent, even as median list prices edged slightly higher and active listings rose nearly 13 percent. Sales volume is up compared with last year, and the share of homes selling above list has slipped to about 12 percent, with the average sale-to-list ratio around 92 percent. Conditions locally are softer than in the wider Jackson city market, which has a higher median sale price and roughly half the months of supply.
