North Knoxville’s rolling three-month data through July 2026 shows home values moving higher than a year ago. Typical home value is up a little over 5 percent year over year, even while the wider Knoxville city median has slipped slightly. At the same time, homes are taking much longer to sell than last year, with median days on market more than tripling over that period.
Looking at the latest rolling window, inventory and activity have both cooled compared with last year. Active listings are down by about 11 percent year over year, and homes sold have fallen by a similar mid-teens percentage. New listings and pending sales are off even more, each down roughly a quarter to a third, pointing to fewer owners listing and fewer buyers going under contract.
Conditions now resemble a more balanced environment despite North Knoxville still registering as a seller’s market with about four months of supply. Fewer homes are selling above asking than in prior years, and the average sale-to-list ratio has edged down to just under 100 percent, suggesting buyers have a bit more room to negotiate even as values trend upward.
