Buyers are taking longer to make decisions, with the median time on market stretching to 119 days, and about 31.58 percent of listings seeing a price drop as conditions stay balanced.
Looking ahead to April 2026, projections point to a typical home value of about $239,675 and a median list price near $723,000, with inventory expected to hold around 20 listings and months of supply currently at 4.8, supporting Monterey’s status as a neutral market. Compared with Putnam County overall, where the typical home value is about $355,900 and still rising, Monterey offers a different mix of prices and pace, with the county carrying a larger inventory of roughly 396 homes.
