Polk County is leaning toward sellers right now, with the market gauge at 28 out of 100. Homes are taking a long time to sell, with a median of 109 days on market. At the same time, supply sits around 4.1 months, keeping conditions from strongly favoring buyers.
Home values have been rising quickly, with a typical home value of about $312,000 in March 2026, up 17.96 percent from last year and 10.64 percent just since February. Median list prices followed a similar path, reaching roughly $299,450, an increase of 10.95 percent month over month. Compared with Tennessee overall, where the typical home value is closer to $393,400, Polk County is more affordable but has seen much faster yearly growth.
Inventory tightened over the past year, dropping 35.42 percent to about 62 homes, and falling another 11.43 percent month over month, while new listings are down 55.56 percent from a year ago. Even with limited options, only about 13 percent of recent sales closed above list price, and the average sale to list ratio is around 0.94, with price drops on roughly 45 percent of listings, suggesting buyers still have some room to negotiate.
