Polk County currently sits in a neutral market, suggesting neither buyers nor sellers have a strong edge. Months of supply is elevated at 7.6, well above Tennessee’s 5.1 months, pointing to more options for shoppers. At the same time, home values are solid, with a typical home value around $424,000.

Prices have climbed sharply over the past year, with the typical home value up more than 50 percent year over year and about one-third just since April. Median list price is also up more than 17 percent from a year ago, showing sellers continue to test higher price points. Even with these gains, only about 9 percent of recent sales closed above list price, and the average sale-to-list ratio sits around 96 percent, indicating buyers still have room to negotiate.

Activity has cooled compared with last year, as homes sold are down roughly 39 percent year over year even though new listings have increased by more than 50 percent. Homes are taking much longer to sell, with median days on market jumping to 134 days, a huge increase from a year ago and a signal that buyers can take more time to decide.
