Inventory in Van Buren County has expanded, with active listings up about 28 percent year over year to 57 homes and roughly matching the state’s 5.3 months of supply. Contract activity has picked up as well, as pending sales climbed more than 67 percent from a year ago while closings jumped nearly 180 percent despite a small month-to-month dip.

Price trends are adjusting to this increased selection and shifting mix of sales. The median sale price is down sharply compared with last year and also fell about 16 percent from March, even as the median list price has surged more than 67 percent year over year to around $518,000.
