Year-over-year, White County’s typical home value has fallen, while asking prices have pushed higher. The typical home value is down compared with last April, yet the median list price is up more than 8 percent, suggesting sellers are still aiming high even as closed prices soften. At the same time, active listings have slipped slightly from a year ago, while new listings and pending sales have both increased, pointing to more movement in the market.

Compared with Tennessee overall, White County has lower prices and slightly less supply than the state, offering a distinct niche for both value-focused buyers and motivated sellers.
