Calhoun County is showing plentiful options for shoppers, with about 200 active listings and nearly 10 months of supply, well above the Texas average of 5.4 months. Homes going under contract picked up, with pending sales jumping more than 20 percent from March and over 60 percent compared with last year. Closed sales also increased sharply month over month and year over year, even as new listings dropped by about half from March and are down compared with last year.

Prices are adjusting amid this shifting activity. The typical home value sits around $196,000, down more than 20 percent from a year ago, while the median list price is much higher and has climbed over 20 percent year over year. That gap, combined with an average sale-to-list ratio of about 88 percent, indicates buyers often negotiate meaningful discounts from asking prices.

Homes are taking a long time to sell, with the median days on market stretching to 231 days, far above last year. None of the recent sales closed above list price, a change from last year when a small share did so. With more inventory than the state overall and slower-moving listings, conditions lean toward buyers, but motivated sellers still have opportunities as contracts rise.
