April’s finalized data reported the typical value of a home in the city to be $159,560—down 20.22% over the previous 12 months. For comparison, county-level data pegged home values at $249,560 in Calhoun County for the most recent reporting period. That number is expected to float around $241,710 in May.

Port Lavaca had 10 new listings and 8 listings that went under contract in April, decreasing the area’s total available inventory to 31—down 3.13% from the previous month. Inventory is projected to have further decreased in May.

Of those 31 active listings, 45.16% reduced their price in the month of April. The median listing price for homes in Port Lavaca fell 9.11% from March to April, bringing the current median listing price to $224,950. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
