Year over year, East Columbia’s rolling three-month data shows a sharp reset in listing prices and inventory. The median list price is down more than 60 percent compared with a year ago, while active listings have fallen by about two thirds. New listings are also lower than last year, indicating fewer homes coming to market overall.
