Homes in Northeast Fort Worth are taking a bit longer to sell in the latest rolling three-month view, with the median days on market at 46. This is still faster than earlier this year, when homes were spending around two months on the market. Compared with last year, the official year-over-year metric shows a large drop, signaling a very different pace of activity across periods. Roughly a third of homes are going under contract within two weeks, which points to selective but solid demand for well-priced listings.

Home values and asking prices have eased over the past year. The typical home value is down about 9 percent from a year ago, and the median list price has fallen at a similar pace. Despite softer pricing, sellers are still receiving close to asking, with the average sale-to-list ratio just under 97 percent.

Inventory and new listing activity provide more context for buyers and sellers. Months of supply has dropped sharply year over year to around four and a half months, leaning toward a seller’s market even as active listings have edged slightly lower. At the same time, new listings and pending sales are both up compared with last year, and pending contracts have jumped more than 25 percent.
