Year over year, Hale County home values have shifted lower, with the typical home value down sharply while Texas as a whole saw a small increase. Listing activity has also eased compared with last year, as active listings and new listings both declined. Homes are taking longer to sell, with the median days on market stretching to 74 in July, and none of the recent sales closing above list price, suggesting buyers still have some room to negotiate. At the same time, roughly 24 percent of listings go off the market within two weeks, hinting that well-priced properties can move quickly even with longer overall timelines.
