Year over year, Hale County’s typical home value has edged down a bit, and the median list price is also lower than a year ago. Homes sold have declined compared with last May, while active listings are only slightly below last year. At the same time, new listings are up sharply from a year earlier, pointing to more fresh options for shoppers.

Looking at May 2026 on its own, the median list price fell more than 15 percent from April, and the typical home value slipped about 6 percent month over month. Supply expanded to 6.1 months, a jump of nearly 49 percent in one month and well above the 5.3 months seen across Texas, reinforcing Hale County’s buyer’s market label.

Market activity shows a mix of cooling prices and improving speed. Homes now spend a median of 56 days on the market, down noticeably from earlier in the year, and about one in five listings go off the market within two weeks, even though the average sale-to-list price sits under 93 percent and no recent sales closed above list price. With only 18 homes sold and 20 pending in May, conditions favor buyers who can negotiate, but sellers who price carefully are still finding success.
