Listing activity has also eased compared with last year, as active listings and new listings both declined. In contrast, buyer activity is stronger than a year ago, with homes sold up more than a third and pending sales up over 40 percent.
In the latest monthly snapshot for July 2026, the median list price climbed to about $191,000, rising more than 16 percent from June even as the typical home value stayed lower than last year. Inventory tightened, with active listings edging down to 118 and months of supply dropping from 5.5 in June to 3.9, while homes sold increased to 23 and pending sales reached 30, signaling solid demand.
Homes are taking longer to sell, with the median days on market stretching to 74 in July, and none of the recent sales closing above list price, suggesting buyers still have some room to negotiate. At the same time, roughly 24 percent of listings go off the market within two weeks, hinting that well-priced properties can move quickly even with longer overall timelines.
