Year over year, Hale County’s typical home value has inched up while listing prices have climbed more quickly. Median list price has risen by about 15 percent compared with last year, even as the typical home value is up only a few percent. At the same time, homes sold have increased by roughly 44 percent, signaling more closed deals than a year ago despite shifting conditions.
In the latest September snapshot, prices and inventory are moving in different directions than earlier this year. The typical home value and median list price both slipped from August, and active listings fell nearly 10 percent month over month, even as new listings ticked up. Hale County recorded 93 active listings, 22 homes sold, and 15 pending sales, with months of supply at 3.7, much lower than the 10.2 months seen in January but still below the state’s 5.7 months.
Homes are generally taking longer to sell, with median days on market up to 80, a notable jump both from last month and from a year ago, and no recent sales closing above list price. Compared with Texas overall, Hale County offers lower typical home values and fewer months of supply, which can shape both pricing expectations and negotiation room.
