East Downtown Houston’s rolling three-month data through April 2026 shows prices easing while supply builds. The typical home value is down about 8 percent from the prior three-month period, and active listings have climbed at a double-digit month-over-month pace.

Inventory growth is also clear year over year, with active listings up more than 20 percent and new listings rising nearly as fast. Sales activity is considerably slower than a year ago, with homes sold down more than 40 percent and pending sales off by roughly a third. Months of supply has surged to the mid-teens, far above the roughly five to six months seen across Houston overall, reinforcing strong leverage for buyers.

From a pricing perspective, the typical home value in East Downtown Houston is now somewhat higher than the citywide median, yet it has fallen more than 10 percent compared with a year ago while the broader Houston median is nearly flat. Homes are taking about two months to sell on a typical basis, a bit longer than last spring, and none of the recent sales closed above list price, with the average sale-to-list ratio just under 98 percent.
