East Houston’s rolling three-month numbers heading into April 2026 show some notable month-to-month shifts, with homes sold jumping while supply tightens. Closings rose sharply compared with the prior period, while new listings also increased, yet active listings slipped and months of supply dropped from 7.5 to 5.8, signaling fewer options relative to recent demand. Typical home value was essentially flat month over month, and the median list price edged higher, suggesting sellers are still testing stronger pricing even as values stabilize.

From a longer view, typical home value in East Houston is down a few percent year over year, while the median list price is up strongly, pointing to a gap between seller expectations and closed-sale prices. New listings have fallen noticeably compared with a year ago, and pending sales are also down, indicating softer overall activity. Despite that, the share of homes selling above list remains in the low double digits and the average sale-to-list ratio is just under 97%, so most properties are still closing near asking prices.

Conditions locally look somewhat more affordable than the broader Houston market, where the typical sale price is substantially higher and inventory is slightly leaner at about five and a half months of supply. Homes in East Houston are taking longer to sell, with a median of 74 days on the market, giving buyers more time to decide even as sellers see fewer quick deals.
