Median list prices jumped more than 10 percent from the prior period, while the typical home value edged down slightly, hinting that sellers are testing higher price points as buyers grow more selective. Inventory continued to build, with active listings up month over month and months of supply climbing sharply to 8.7, well above the broader Houston market’s 5.3 months. Fewer homes changed hands, as sales and pending contracts both fell from the previous three-month window.
Looking back a year adds helpful context. The typical home value in East Houston is still up more than 35 percent year over year, and median list prices are more than 13 percent higher, underscoring how much prices have climbed despite recent wobbling. Supply has expanded dramatically over the past year, with months of supply up more than threefold even as active listings grew only modestly. At the same time, homes are selling faster than a year ago, with median days on market down about 20 percent.
