In the latest period through August 2026, the typical home value sits near $206,400 with a median list price around $247,000, indicating some gap between what sellers are asking and recent sale prices. Homes are taking about 28 days to go under contract on a typical basis, far quicker than a year ago but a bit slower than earlier this summer.
Listing and sales activity has pulled back, with homes sold down nearly half and new listings and pending sales all dropping more than 50 percent from a year earlier, reflecting a quieter pace.
