Kaufman County is seeing plenty of homes on the market, with about 1,960 active listings and 5.7 months of supply, up sharply from a year ago. Even with that higher inventory, sales volume has cooled, as homes sold are down more than 24% year over year and pending sales are off by over 21%. Buyer leverage shows up in the details, with the average sale-to-list ratio around 98% and only about 11% of homes selling above asking, though that share is a bit higher than last year. At the same time, roughly 18% of listings go off the market within two weeks, indicating that well-priced, appealing homes still draw quick interest.
