Inventory in Kaufman County has tightened compared with last year, with active listings down more than 20 percent and new listings off by roughly one‑third. Even with fewer fresh options coming on the market, months of supply has eased to about 5.1, close to a neutral balance between buyers and sellers. Contract activity is mixed, as homes sold have dipped year over year while pending sales are also lower.

Pricing is showing some softness in response to these shifts. The typical home value is down nearly 5 percent from a year ago and is now below the statewide median, while the median list price is still slightly higher than last year. At the same time, a growing share of homes are selling above list price and the average sale-to-list ratio is holding near 98 percent, suggesting realistic pricing and limited room for steep discounts.

Time on market has stretched dramatically over the past year, with the median days on market now close to 80 days compared with much shorter timelines last spring. Even so, about 15 percent of listings still go off the market within two weeks, indicating that well-priced, well-presented homes can move faster.
