At the same time, homes sold and pending sales both declined around 8% year over year, signaling slower contract flow and a more balanced pace between buyers and sellers.

Even with this cooling, the share of homes selling above list has climbed to nearly 17%, up notably from last year, and the average sale-to-list ratio remains just under 98%, showing that well-priced homes still attract solid offers.

Conditions point to a neutral market, supported by about 4.8 months of supply locally compared with roughly 5.8 months across Texas, and homes now take a median of 44 days to sell.
