Contract activity is brisk, as homes sold climbed nearly 12 percent from March to 1,909, even though pending sales dipped slightly month over month.

Pricing is adjusting to this balance of supply and demand, with the typical home value around $364,980, down a bit from both March and a year ago. Sellers are still testing higher price points, reflected in a median list price above $415,000 that is up more than 5 percent year over year.

Competition has picked up this spring, shown by the share of homes selling above list rising to 18.1 percent, while the average sale-to-list ratio holds close to 98 percent.
