Inventory in Lancaster has tightened in this rolling three-month view, with active listings down more than 12% from a year ago even as new listings are roughly flat year over year. At the same time, pending sales have fallen about 18% and closed sales are down more than 12%, pointing to slower contract flow compared with last spring.

Pricing has been relatively steady, with the typical home value just under $275,000 and off less than 1% year over year while the median list price is slightly higher and up about 1%. Homes are taking much longer to sell than a year ago, with the median days on market jumping sharply to around two months, even though months of supply has dropped to about three months, reinforcing Lancaster’s seller’s market label.

Buyer and seller negotiations are tilting modestly toward sellers, as the average sale-to-list ratio has edged above 98% and the share of homes selling above list price has risen compared with last year.
