Year-over-year trends in DeSoto’s rolling three-month data show prices easing while conditions loosen for buyers. The typical home value is down compared with a year ago, and the median list price has also slipped, even as the average sale-to-list ratio still hovers near full asking at about 98 percent.

Inventory has expanded relative to last year, with months of supply nearly doubling to around 5.2 months, but the number of homes actually sold over the period is down by more than a quarter. Homes are taking much longer to sell than a year ago, with the median days on market climbing to roughly 69 days, indicating buyers have more time to make decisions.

Even with slower sales, some signs of competition persist in DeSoto’s market. Nearly one in five homes is still selling above list price and close to one in five goes off the market within two weeks, showing that well-priced, move-in-ready homes can attract strong interest.
