Year-over-year, Heartland’s rolling three-month data shows home values easing while activity has pulled back. Typical home value over the period edged down compared to a year ago, and the median list price is lower by more than 4 percent. At the same time, homes sold and new listings are both down over 20 percent, signaling fewer transactions and less fresh inventory coming to market.

Looking at the latest rolling three-month view through May 2026, the typical home value sits near $261,000, with a median list price around $273,000. About 95 homes sold during this period, and 144 new listings hit the market, leaving buyers with roughly 285 active listings and about 5.4 months of supply, which still leans toward seller-friendly conditions.

Conditions within the period are shifting, though, with median days on market down sharply from earlier in the spring to around 69 days, suggesting well-priced homes are moving more quickly. Only about 11 percent of recent sales closed above list price and the average sale-to-list ratio is near 98 percent, indicating modest negotiation room for buyers.
