Medina County home values have climbed notably over the past year, with the typical home value up more than 14 percent. New listings have surged over 30 percent year over year, giving buyers more options than last June. At the same time, homes are taking much longer to sell than a year ago, with median days on market jumping sharply.
June’s snapshot shows a typical home value around $384,000 and a median list price just under $400,000. There were 620 active listings, with 116 new listings added and 81 homes sold during the month. Months of supply sits at 6.7, up from May and higher than the Texas average of 5.4 months, which supports the current designation as a buyer’s market. Only about 7 percent of homes sold above list price, and the average sale-to-list ratio stayed close to 98 percent, suggesting sellers are pricing near where buyers are willing to pay.
Momentum has shifted slightly month to month, with homes sold and pending sales down from May while new listings increased. Even with a modest pullback in activity, year-over-year gains in both homes sold and pending contracts point to steady demand in a more balanced environment. With more inventory, longer marketing times, and prices still trending higher than last year, conditions can feel complex on both sides of the transaction.
