Montague County’s housing market is showing plenty of options for shoppers, with 166 active listings in April and months of supply rising to 9.1. New listings slowed from the prior month, dropping about 14 percent, which suggests fewer fresh choices are hitting the market. Even so, pending sales and closed sales remain steady enough to keep homes moving through the pipeline.

Pricing is adjusting to this buyer-leaning environment. The typical home value fell sharply month over month and is down more than 25 percent compared with a year ago, while the median list price is still notably higher and only slightly lower than last year. That gap between sale prices and list prices reflects ongoing negotiations, yet the average sale-to-list ratio has climbed above 102 percent and the share of homes selling above list has risen over the past year.

Homes are selling more quickly than in recent months, with median days on market dropping from over four months in March to under two months in April, even as supply remains higher than the Texas statewide level of 5.4 months. Sales volume is modest at 16 homes sold in April, but that count is up more than 20 percent from a year earlier, hinting that buyers are taking advantage of softer prices.
