Inventory in Nevada, Texas has held fairly steady in this rolling three-month view, with about 21 active listings and only a slight year-over-year dip. Homes sold are up compared with a year ago, and pending sales have climbed even more sharply, pointing to stronger contract activity. New listings, however, are down from last year, which helps explain why supply is not building very quickly.
Over the same rolling period, typical home values are down nearly 10 percent year over year, while the median list price has jumped more than a third. That mix suggests sellers are testing higher asking prices even as closed sale prices trend lower than last year, creating more room for negotiation.
Homes are taking longer to sell than a year ago, with the median days on market rising to about 70 days and roughly five months of supply indicating a more balanced feel than the seller-leaning conditions of prior years. Virtually no homes have been selling above list price recently, and the average sale-to-list ratio sits just under 99 percent, so buyers often secure modest discounts instead of bidding wars.
