Nevada’s rolling three-month housing data points to more options for buyers and shifting activity. Active listings are up sharply year over year, with inventory more than 80 percent higher than a year ago. New listings have surged even more over that period, adding to the selection for shoppers.

Contract activity shows a mixed picture in this three-month view. Pending sales are running notably higher than a year ago, but closed sales over the period are down compared with last year, highlighting some cooling in finalized deals even as more homes come to market.

The typical home value is up nearly 25 percent year over year, while the median list price has climbed about 21 percent over the same rolling window, even as months of supply has expanded dramatically from last year’s tight levels. Homes are taking longer to sell than a year ago, yet roughly a quarter of properties are still closing above their list price and the average sale-to-list ratio sits just under 99 percent, indicating sellers retain meaningful pricing power.
