Inventory in Palisades is very tight in this rolling three-month view, with only one active listing at the end of June 2026. That is down sharply from both three and twelve months earlier, when there were more homes available. Even with low supply, at least one home is already under contract, indicating buyers are still moving when something fits their needs.
Looking back over the past couple of years, the pricing picture has been uneven as the small number of sales can shift medians quickly. Median sale prices have ranged from about $165,000 in early 2023 to nearly $699,000 in late 2025, while median list prices have bounced between roughly $164,900 and $650,000 over that same period. Longer marketing times showed up in late 2024 and late 2025, when typical days on market stretched well beyond 150 days, and months of supply reached as high as 9.2 before easing.
Palisades is currently classified as a strong seller’s market based on the very low inventory and recent contract activity. At the same time, past data shows that homes have not consistently sold above list price, and extended days on market have occurred when pricing and buyer expectations were not aligned.
