The typical home value is down more than 30% from a year ago, while the median list price has risen around 7%, signaling sellers are testing higher asking prices despite lower closed values.

Inventory trends also look different from last year, with active listings up about 12% and months of supply at 7.4, higher than San Antonio’s 5.8 months. Even with that looser supply, homes are moving faster than a year ago, as the median days on market has dropped sharply to roughly a month, and a growing share of properties, about 36%, go off the market within two weeks.

In the most recent rolling three-month period ending in April 2026, Hill Country recorded 7 homes sold and 11 pending sales, with activity roughly steady compared with last year but below some past peaks in this area. About 14% of recent sales closed above list price and the average sale-to-list ratio sits near 97%, indicating buyers still face some negotiating power from sellers even in a higher-supply environment.
