Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year-over-year, Tyler County’s housing market shows softer prices and slower sales. The typical home value in June is down a bit from last year even as the state median sale price in Texas is nearly flat. Homes sold have fallen by almost half compared with a year ago, underscoring reduced closed activity.

Zooming in on June 2026, the typical home value sits around $219,000, while the median list price is slightly lower near $205,000. Inventory is abundant with about 104 active listings and roughly 16.3 months of supply, far above the statewide 5.4 months of supply in Texas and consistent with the county’s designation as a buyer’s market. Sellers are often accepting noticeable discounts, with the average sale-to-list ratio around 93 percent.

Short-term trends show mixed signals for momentum. Pending sales have jumped more than 60 percent from last year even as new listings and closed sales have both declined, suggesting some demand is building but taking longer to convert into completed transactions. Homes are taking about 38 days to go under contract on median, faster than last year, and only a small share are going under contract within two weeks. With no homes selling above list price recently and plenty of options available, conditions favor careful shoppers. Both buyers and sellers can navigate these shifting dynamics more confidently by using Agent Pronto to connect with a knowledgeable local agent.

Learn more about what Tyler County has to offer.

Tyler County offers residents a welcoming rural lifestyle, abundant outdoor recreation, tight-knit communities, and affordable living with steady, small-town growth.

Tyler County feels distinctly its own compared with nearby areas like Beaumont or Houston. Life moves at a more relaxed pace, with dense forests, quiet roads, and small towns that still know their neighbors. Woodville anchors the county, offering everyday essentials along with community hubs like the Allan Shivers Library & Museum and the historic Heritage Village Museum, which highlight local culture and tradition.

Outdoor life is a major draw. Residents spend weekends fishing or paddling on B. A. Steinhagen Lake and hiking the trails at Martin Dies Jr. State Park. Families appreciate the close-knit feel of the Woodville Independent School District and the county’s strong sense of volunteerism and local pride. Small communities like Colmesneil and Warren appeal to those wanting space, trees, and starry skies with reasonable access to larger job markets.

For potential movers, the housing stock ranges from in-town homes near schools and shops to acreage properties on quiet county roads. For current residents, changing interest rates and buyer demand mean timing matters more than ever. Whether you are preparing your property for sale or looking for the right home before it hits the market, connecting early with a knowledgeable local agent is crucial. Agent Pronto can help both buyers and sellers in Tyler County find the right professional to navigate the market with confidence.

“Buying your first home can be overwhelming, but having someone you completely trust made all the difference!! I've known Shellin since we were young kids, so getting to work with her through such a big milestone felt incredibly full circle. She's patient, honest, responsive, and always had our best interests in mind. At no point did we ever feel pressured—she genuinely wanted us to find the right home, not just any home. She walked us through every step, answered every question, and made what could have been a stressful process feel exciting instead. We couldn't be happier with our home, and we're so grateful to have had her in our corner. If you're looking for a realtor who truly cares about her clients and goes above and beyond, I can't recommend her enough. Not to mention she knows everything!!!”

“Working with Matt Dees was great, even though I wasnt what you would call the best case scenario, he still managed to help me find a house. He was always responsive and really gave me a lot of options to pick with in my price range. He didn't try to upsell me into something I couldn't afford. Even after the closing, has been very helpful with the few questions I have had.”

“Diane has been wonderful to work with and overall better then I could have ever expected. The end result of purchasing my first home honestly became far superior as she fought and got a lower cost of the home and her recommendations of people to inspect the homes ensured to look into everything! I would continue to use her services and I have already recommended her to some of my friends whom are also looking to purchase a home.”
