Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Year over year, Tyler County’s typical home value and median list price have both dropped sharply, with values down nearly a quarter from last May. At the same time, active listings are up more than 20 percent, and homes sold are down by over half, pointing to softer demand. Months of supply has surged compared with last year, reinforcing its current status as a buyer’s market.

In the latest May 2026 snapshot, the typical home value sits around $162,000 and the median list price is just under $195,000. Inventory stands at 114 active listings with about 13.3 months of supply, well above the 5.3 months seen across Texas overall.

Recent month-to-month shifts add more nuance, with list prices falling from April while the number of homes sold ticked up slightly. New listings declined compared with the prior month, yet the total number of homes on the market edged higher, suggesting properties are taking longer to be absorbed. That said, the median days on market in May dropped to 16, and the average sale-to-list ratio held near 91 percent, with no homes closing above list price. Buyers can often negotiate in these conditions, while sellers need careful pricing and marketing, and Agent Pronto can help both sides find a local agent who understands this evolving landscape.

Learn more about what Tyler County has to offer.

Tyler County offers residents a welcoming rural lifestyle, abundant outdoor recreation, tight-knit communities, and affordable living with steady, small-town growth.

Tyler County feels distinctly its own compared with nearby areas like Beaumont or Houston. Life moves at a more relaxed pace, with dense forests, quiet roads, and small towns that still know their neighbors. Woodville anchors the county, offering everyday essentials along with community hubs like the Allan Shivers Library & Museum and the historic Heritage Village Museum, which highlight local culture and tradition.

Outdoor life is a major draw. Residents spend weekends fishing or paddling on B. A. Steinhagen Lake and hiking the trails at Martin Dies Jr. State Park. Families appreciate the close-knit feel of the Woodville Independent School District and the county’s strong sense of volunteerism and local pride. Small communities like Colmesneil and Warren appeal to those wanting space, trees, and starry skies with reasonable access to larger job markets.

For potential movers, the housing stock ranges from in-town homes near schools and shops to acreage properties on quiet county roads. For current residents, changing interest rates and buyer demand mean timing matters more than ever. Whether you are preparing your property for sale or looking for the right home before it hits the market, connecting early with a knowledgeable local agent is crucial. Agent Pronto can help both buyers and sellers in Tyler County find the right professional to navigate the market with confidence.

The time, attention to detail, and dedication she showed throughout the entire process were incredible. She made everything so easy, and whenever we had questions, she responded quickly and with exceptional knowledge. We could not have asked for a better realtor and would recommend her time and time again to anyone looking to buy or sell a home.
