North Lake Waco’s rolling three-month numbers show some notable shifts in both prices and activity. Typical home values have eased to around $298,799, down about 6% from the prior three-month period, even as the median list price has edged up a bit. Inventory has expanded month over month, with active listings rising more than 40% to 150 and months of supply moving up to 7.

Sales activity has picked up compared with the previous three months. Homes sold increased to 38 and pending sales climbed to 54, yet both remain well below year-ago levels. New listings saw a strong month-over-month jump, though they are still down from last year.
