Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).
Year over year, Washington County’s typical home value has slipped while Texas as a whole has seen modest price growth. The median sale price in the county is down compared with last July, even as the statewide median has inched up. At the same time, homes sold in Washington County have jumped more than 60 percent from a year ago, pointing to stronger closed activity.
In the latest July snapshot, the median sale price sits around $271,000, below the statewide median of about $344,000. Median list prices are nearly flat versus last year, suggesting sellers have not cut asking prices as much as closed sales might imply.
Listing activity has cooled, with new listings down sharply year over year and active inventory also lower than last July. Months of supply has trended down over the past several months to about 4.6, tighter than the Texas average of 5.8 and consistent with a neutral market reading. Homes are moving faster, with median days on market dropping from well over 100 days earlier in the year to just over a month, and a growing share of properties selling above list price. With more sales but fewer fresh listings, conditions can feel more nuanced for both sides, and Agent Pronto can help buyers and sellers connect with an agent who understands these shifting dynamics in Washington County.
