New listings dipped slightly from April, suggesting more homes are staying on the market rather than fresh supply flooding in. Contract activity is solid, as homes sold climbed more than 15% from the prior month and pending sales remain higher than a year ago.

Median days on market has tightened from well over 100 days in winter to about 64 days in May, roughly in line with last summer’s pace, and months of supply has eased to 4.4, leaner than the Texas average of 5.3 months. Conditions overall sit in neutral territory, giving neither buyers nor sellers a clear upper hand and putting more emphasis on smart pricing and negotiation.
