Inventory in Williamson County has edged up, with about 6,300 active listings in July and a modest month-over-month gain. Homes are taking longer to sell than a year ago, with the median days on market around 69 and up sharply year over year. Contract activity has cooled from early summer, as homes sold fell roughly 13 percent from June and pending sales dropped almost 15 percent month over month.

Pricing has been relatively steady despite these shifts. The typical home value is just over $413,000, down slightly from June and less than 1 percent lower than a year ago, while the median list price is also down about 1 percent year over year. Only about 8 percent of sales closed above list price and the average sale-to-list ratio sits near 98 percent, suggesting buyers have some room to negotiate but not deep discounts.

Supply conditions highlight a lean toward buyers, with about 5.7 months of inventory locally, similar to the 5.8 months reported statewide in Texas. Even with more balanced conditions overall, homes that do move quickly still tend to go under contract within a couple of weeks, as nearly one in five sell off-market in that time frame.
